Painting Your House

How long will the process take?

Plan to submit your request at least 45 days in advance of date.
Per the Covenants, an Architectural Improvement Request response can take up to 45
days to complete its processing. This starts after Vista Mgmt receives the request and
logs the date received. NOTE: See the South Pointe covenants page 14.

Give yourself plenty of time! To be safe, do not arrange a date with you contractor until your request has been
approved. Submission does not guarantee approval.

What happens if I paint without approval?

If you paint without approval, you'll be fined, a lien may be placed on your
property, and you may have to repaint.

Do I need to do anything if I'm repainting the same colors?

You still need to go through the process outlined on the form; |
though this is usually your quickest path to an approval.
If you are painting using the existing paint scheme,
no sample is necessary.

What do I do about getting my colors approved, is there a form?

Landscaping

When can I water my lawn?

Unless otherwise restricted due to drought conditions, on hot dry days good times to water are from either 5-7 AM. or 8-10 PM.

Do I need approval for changes to my landscaping?

Yes. If you are changing your landscaping you need to submit an Architecture Improvement Form.

Where can I get an Architecture Improvement Request form?

You can download one here or you can get one from any member of the Architectural Review Committee or you can get one by calling Cindy Combs at Vista Management (303) 429-2611

To whom do I submit an Architecture Improvement Request form?

Completed forms may be submitted to any member of the Architectural Review Committee or to Cindy Combs at Vista Management (303) 429-2611.

What color can I paint my fence?

All fences in public view must be painted with Kwal-Howell's "Distant Hills" pigmented stain. There are no color restrictions for fences not in public view, though they must be properly maintained.

Can I get a discount on the approved fence paint?

Yes, to get a discount coupon contact Vista Management (303) 429-2611.

Can you recommend a contractor to paint my fence?

The South Pointe perimeter fences were painted by "Three Guys Painting." They have agreed to offer a discount to South Pointe residents. If you wish to use them, contact Mark at (303) 665-1888 or (303) 903-5050.

Pool

How many guests can I invite to the pool?

Each household may invite up to four guests to the pool at any one time.

What is the due date for HOA dues?

January 1, each year

What fines, fees and penalties exist for delinquencies and when are they applied?

  • Payments received after January 10 are considered late and a $20 late fee will apply.

  • After January 10, a late notice is sent. A second late notice is sent at 40 days past due, and a third is sent at 70 days past due.

  • At 100 days past due, a fourth late notice & an intent to file a lien is mailed to the owner.

  • At 130 days past due, collection is turned over to the HOA's attorneys for collection & a demand for payment letter is sent from the attorneys to the owners address of record.
